The Irving Downtown will be an eco-friendly rental community with attached garage parking in the heart of the River District, walkable to the Yacht Basin, restaurants, galleries, shopping, and entertainment.
Located on the Northeast corner of Bay Street and Lee Street in the historic River District of Downtown Fort Myers, The Irving will feature 1-bedroom and 2-bedroom apartments and several resident amenities, including a swimming pool, social spaces, and a self-service pet spa. Currently a parking lot in the historic Vivas Subdivision, upon completion, the project will be a market-rate pet-friendly residential rental community aimed at professionals working in or near Downtown Fort Myers, as well as retirees, singles, couples, and small families. It will contain a maximum of 98 units. The CRA Board of Commissioners approved a $4 million tax increment rebate. On Monday, May 2, 2022, the Fort Myers City Council approved renaming the existing “Park of Palms” to “Vivas Palm Park” in honor of Fort Myers’ pioneering Vivas family, who lived on the property from 1866 to 1959. Construction is planned to begin by May 31, 2023 and be completed by December 31, 2025.
