ONE, a residential project located along the river in the Downtown redevelopment area, is an exceptionally designed, high-quality 21-story residential development. This “boutique” project features 34 exquisite units for a more intimate high-rise residential experience.
ONE is located on the eastern end of the Downtown redevelopment area at 2583 First Street alongside the Caloosahatchee River. Its site is a smaller footprint than typical high-rise developments, at only 0.71 acre. The CRA approved the project for a $3,169,855 tax increment rebate in September 2016. Ongoing worldwide issues in the supply chain, a backlog among engineers, architects, and other professionals, and delays on FDEP and HRS applications pertaining to increased water demand associated with the project have caused the developer, Cedar River at Fort Myers LLC, to amend the construction schedule several times. Its current start date is May 1, 2024, and its completion date is May 1, 2026.
