As a fully-completed housing, restaurant, and retail project, the eye-catching Grand Central apartment complex Grand Central has activated housing, dining, and shopping in the Cleveland Avenue area.
Located at 4944 S. Cleveland Avenue, this 280-unit market-rate apartment complex replaced a former abandoned mobile home park. It features 15,000 square feet of commercial space including the popular Krispy Kreme donut shop, Jimmy John’s, AT&T, and the $5 million Suncoast Express Wash, Inc., luxury car wash. In 2016, the Fort Myers Community Redevelopment Agency (CRA) chose the project for a tax rebate with a rate of 95% for Years 1 and 2 and a rate of 77% for years 3-12, not exceeding a total of $4.45 million. Grand Central was also the first Cleveland Avenue project to use Cleveland Avenue Offsite Stormwater Credits in lieu of building its own system. As a result, the development did not need to use its back property for water treatment and the developer Grand Central’s developer agreed to sell that section back to the city for use as a parking lot for the bustling Sam Fleishman Regional Sports Complex. Dining and retail opened by 2019. The apartments debuted in 2020.
